Can you hold a place before I apply?
We cannot hold any available rental prior to receiving an application. Once you have completed an application we will process it quickly and let you know if you have been approved. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically you will only need to pay the first month’s rent and the full deposit prior to move-in. However, if your move-in date is after the 20th of the month, then you will be required to pay a pro-rated amount of rent plus the full first month rent in addition to the deposit prior to move-in. How old do you have to be to apply?
You must be at least 18 years old to apply and each adult age 18+ that will occupy the premises will need to apply. -
Is the deposit refundable?
There is a portion that is fully refundable and a portion that is a lease initiation fee. These amounts will be included in each listing and clearly defined on your lease. When you give your move-out notice, we will send you detailed instructions on how to get as much of your refundable deposit as possible. Our goal is to be able to send you your full refundable deposit because this means you took great care of the property and we can re-rent it as fast as possible. -
Who needs a cosigner?
In some cases we require and allow a co-signer but it depends on several factors. We follow a very structure application scoring system and you will be notified if you need a cosigner after we have processed your application. -
You have a property I want to rent. How do I apply?
Awesome! We would love to have you apply. Click here to go to our available rentals page and choose the property you are interested in and there will be an “apply online” button that will walk you through the application process. -
How do I pay rent?
We offer free ACH payments through your online Tenant Portal. This is the most secure and convenient way to pay your rent. We also have a Cash Pay program that allows you to pay in cash at participating stores. You can find instructions and participating stores in your Tenant Portal. -
I want to get a pet. What do I do?
If you are a current tenant contact our office and we can let you know if you live in a property that allows pets. If so, we can walk you through the process. You will need to follow our pet application process and pay any applicable deposits and fees.
If you are not a current tenant and are looking for a place to rent that allows pets, you can filter by pets allowed in our property search feature. -
I want to move out, but my roommate wants to stay. What do I do?
Typically we do not allow individuals out of a lease agreement as each person on the lease agreement is jointly and severally liable for all clauses of the lease. Also, your application approval was based on the cumulation of the occupants. There are circumstances where we can facilitate a roommate change, but we would need to do an amendment to the lease in which all parties agreed and in most cases redo the application process. There would be additional fees to do so. -
My lease expiration is coming and I want to move out. What do I do?
Your lease requires to give at least 30 days notice in writing in most cases. Please refer to your lease. The best way to give notice is through your tenant portal which can be accessed here.
